Let only package

Designed for experienced professional landlords, this package offers you the confidence that your property will be let to a qualified, referenced tenant on a binding tenancy agreement.

Rent collection package

Landlords benefit from all the let only services, but you get the advantage of avoiding getting directly involved with any disputes over rent with your tenants, should any occur.


Rent collection service is very straight forward; you pay a small fee on top of the let only fee for collecting the rent from your tenant, we will then transfer the rent into your account, typically minus our handling fee.

Management package

We advertise the property across many portals as previously mentioned in the let only and rent collection service alongside our websites too, as well as our social media accounts and by word of mouth.

We conduct accompanied viewings and negotiate any offers that come in just as we would on the let only and rent collection packages.


Once you are happy with the tenants we have sourced for the property, we:


  • Conduct referencing and right to rent checks on all tenants, including credit checks, employment, and former landlord references, alongside affordability checks such as Entitledto
  • Identify any safety certificates or documentation that the landlord requires to be compliant on move-in
  • Arrange for the appropriate deposit or sign up for the zero-deposit scheme
  • Take the move-in monies and ensure that the tenancy agreement has been signed by all parties
  • Once the tenancy has started, we:
  • Manage and chase any rental arrears
  • Forward on payments for rent
  • Provide annual statements and negotiate extensions to the contract
  • At the end of the tenancy, we can issue notices to the tenants and negotiate on the deposit on behalf of the landlord.
  • Handling all routine tenancy matters, including maintenance and repairs.
  • Property inspections and reports.
  • Provide an emergency out of hours service
  • Manage the end of tenancy process and deposit return 

Guaranteed rent package

This package offers landlords a continuous rental income with no void periods.


Our landlords often refer to this package as the bulletproof option.


Landlords can lock in for a set period, enjoying a continuous income stream that stays intact regardless of what’s going on with the economy, and whether the property is tenanted.


We work closely alongside London based local authority housing teams, providing a reliable all-round service in sourcing and maintaining quality accommodation for local families. Fees

  • Let only package: 6%
  • Rent collection package: 8% 
  • Fully managed package: 12%
  • Guaranteed rent package: 12%

Lettings fees explained

All fees are based on an annual tenancy agreement and need to be paid at the start of the tenancy for let only transactions. Rent collection, fully managed and guaranteed rent services require the initial letting fee to be paid upfront and the remaining 2% or 6% will be collected monthly thereafter.

Cash incentives

  

Considering letting your property via our cash incentive scheme, We will offer you an incentive based on the length of the tenancy and agreeable rent.

Our incentives are rather generous and are non-refundable.

The non-returnable incentive replaces any rent in advance or deposit to be registered within the deposit protection scheme (DPS).
